Rent vs Buy Calculator

Compare buying with a loan against renting a similar flat over the same number of years.

Monthly EMI on the loan portion

Tk 82,575

Total cost of buying over the term

Tk 2,18,18,000

Total rent over the same period

Tk 1,58,71,632

On these figures, renting costs less over 20 years than buying, by about Tk 59,46,368. This is a cash-cost comparison only; it does not count the value of the flat at the end of the term.

Assumptions

  • Down payment: the stated percentage of the flat price, paid upfront. The rest is borrowed.
  • Loan: the interest rate stays fixed for the whole term and payments are monthly.
  • Rent: the monthly rent rises once a year by the optional annual rent-increase percentage (default 5%; set it to 0 for no increase).
  • Total cost of buying = down payment + all EMI payments over the term.
  • Total rent = all monthly rent payments over the same number of years, with the rent increase applied.
  • Not included: registration costs, maintenance and service charges, taxes, the resale value or appreciation of the flat, and any return the down payment could earn if invested instead.
  • Figures are estimates, not financial advice.
