Singapore's Urban Redevelopment Authority (URA) released two residential sites for sale on 29 September 2026: East Coast Road, a Confirmed List site expected to yield about 85 homes, and Serangoon North View, a Reserve List site with a potential 235 homes. The East Coast Road tender will close at 12 noon on 3 December 2026, while the Serangoon North View site requires a developer to first trigger it with a minimum bid.
East Coast Road is on the Confirmed List, meaning it proceeds directly to public tender. Serangoon North View is on the Reserve List, meaning it will only be put up for tender if a developer applies with an acceptable minimum bid. Together, the two sites could add about 320 potential homes, based on URA's estimates.
Property site The Finance SG reported that East Coast Road comprises two adjacent plots of 26,706 sq ft and 32,527 sq ft, and that Serangoon North View spans 87,036 sq ft. These figures come from the trade press, not URA's summary page.
EdgeProp reported on 3 June 2026 that the East Coast Road plot measures 0.55 hectares, is the smallest on the Confirmed List, and lies in a predominantly landed housing enclave in the Siglap area. It also reported a minimum unit size of 100 square metres, which may shape the type of project a developer proposes. That is EdgeProp's reading of the tender conditions and should be checked against URA's developer documents.
EdgeProp reported that the 2H2026 Confirmed List has nine sites that can yield 4,745 private homes, including 735 executive condominium units, while the Reserve List has 13 sites with potential for 4,455 homes.
URA has not said when, or whether, a developer will trigger the Serangoon North View site. Guide prices, land-price expectations and expected launch dates for any resulting projects are not stated in the sources used.
