Singapore's private residential price index rose 1.4% quarter on quarter in the third quarter of 2026, according to the Urban Redevelopment Authority's flash estimate released on 1 October. This marks an acceleration from the 0.5% increase in the second quarter and 0.9% in the first quarter.

The URA, Singapore's national land use planning authority, compiles the official index from transaction prices submitted for stamp duty and developer sales data up to mid-September. The agency cautions that flash estimates may differ from final figures, which are due on 23 October 2026.

Non-landed private home prices rose 0.9% overall. In the Core Central Region (CCR), which covers prime districts, prices slipped 0.1% after a 1.8% rise in the previous quarter. The Rest of Central Region (RCR), or city fringe, saw a 0.2% increase following a 1.2% decline. The Outside Central Region (OCR), the suburbs, recorded a 2.2% rise after a 0.1% dip in Q2.

Landed home prices increased 2.8%, up from 2.5% in the second quarter. The Q3 release also lists slightly revised Q2 figures, such as CCR at 1.8% instead of the 2.0% flash estimate, underscoring the provisional nature of flash data.

Despite the price increase, URA reported that sale volumes fell by about 30% from the previous quarter. The release does not explain the divergence, and no independent analyst commentary was available at the time of writing. An index measures price movement, not transaction numbers, so the two can differ, but the specific projects transacted remain unconfirmed until the final data is released.

The suburbs drove the quarter's price growth, while prime CCR prices were flat to slightly lower, reversing the Q2 trend when CCR led and OCR dipped. This comes amid other market developments, including August new home sales falling to 153 units, a record S$1,612 psf land bid in Sin Ming, and URA's release of two residential sites at East Coast Road and Serangoon North View. These indicate developers continue to bid for land even as buyers pause.
